 Gold Certified Homes are more than just another listing on the market.  Being Gold Certified is a guarantee to the buyer that the home is in great shape, that it is a good value, and that they can be comfortable moving in and knowing they have a great place to live.

So What Does It Take To Be Gold Certified?

Before The Moyer Team will list a home as Gold Certified, their seller must take steps to ensure their home is in great shape, shows extremely well, and is priced correctly for today's marketplace.

1.  The home must be inspected by a professional home inspector prior to listing the home.  A copy of the inspection report must be made available at the home for all potential buyers.

2.  All repairs recommended by the inspector as either unsafe conditions, needing repair, or replacement must be completed prior to listing the home by liscensed or certified contractors/technicians.  The receipts for these repairs must be made available along with the home inspection report at the home.

3.  The seller must have an appraisal completed on the home by a licensed appraiser.  The home must be priced BELOW the appraised value and a copy of the appraisal must be made available for potential buyers to view at the home.

  1. 4.  The seller must offer a 1 year home warranty to the buyer at the time of closing from a reputable warranty company (AHS or HMS).
  2. 5.  The seller must have their home assessed by an Accredited Staging Professional (ASP) prior to the time of listing their home and must make modifications and cosmetic improvements as recommended by the ASP.  We offer the Staging Services to our Listings Free of Charge!
